We head up the design team, handling detailed coordination, so you don’t have to. Our full team generally includes: civil, structural, mechanical, electrical, and plumbing engineering, landscape architecture, energy and sustainability initiatives and accessibility review and inspections.
Below is a general rundown of our services for a new construction project.
1. Pre-Design: The initial, discovery phase assessing feasibility of project to meet your goals and objectives, conduct client or user programming, and to construct an outline that will guide the foundation for the design process.
Objectives: Determine land use, maximize investment potential, mitigate risk, ensure legal compliance, understand design constraints, assess project feasibility
2. Schematic Design: Utilize the criteria established above to explore possible concepts, then narrowed to one design direction. Established requirements are translated into a preliminary building design.
Comprehensive understanding of project goals and objectives, with Owner and General Contractor (if engaged). Establish functional, aesthetic, and financial project goals, project schedule and milestones.
Design team meetings to clarify and refine scope and understanding

3. Design Development: Solidify design decisions and team coordination of building systems. This phase refines the details of the concept established in Schematic Design. By the end of DD, the Client will have a clear understanding of how the building will look and function.

4. Construction Documents: Prepare and define all the technical documents needed to obtain building permits and construction bids. Refine pricing with Contractor, if already on board. Final engineering coordination and quality assurance.

5. Permitting and Bidding Negotiation: This is generally the period between submitting for permit, responding to jurisdictional comments, selecting a Contractor and obtaining a permit.
Permit submittal. Receive and distribute permit review comments. Coordinate revisions as required for obtaining permit.
Receive and distribute Accessibility review comments.
Conduct further QA review, distribute comments.
Respond to questions from subcontractors preparing bids.
6. Construction Contract Administration: Throughout the Construction Phase, the Architect observes project construction to assure that the design intent remains followed, reviewing materials and products submitted by the Contractor, proactively solve construction related issues concerning the design intent.
